Licensed Well Contractor With Industry Memberships
Case Water Systems provides private well inspections by a licensed well contractor and is a member of the National Ground Water Association and Water Systems Council. These memberships are separate from contractor licensing and do not replace an agreed inspection scope. View our qualifications, memberships and BBB accreditation.
What a Private Well Inspection Can Assess
A well system includes more than the pump below ground. Our agreed inspection scope can cover accessible wellhead components, pressure equipment, controls, visible plumbing, water delivery and installed treatment equipment. We document observed conditions and explain concerns that may need further testing or repair.
- Accessible casing, cap or seal and visible wellhead connections.
- Pressure tank, pressure controls and observed pump cycling.
- Accessible wiring and control equipment within the inspection scope.
- Water delivery during the agreed operational assessment.
- Visible leaks, plumbing concerns and treatment-system condition.
Some components are underground or concealed. Pump removal, excavation, down-hole camera work and specialized testing are additional services when needed and authorized. An inspection does not establish the condition of every inaccessible component.
Buying a Home With a Well?
A dedicated well inspection gives buyers system-specific information to discuss with their agent and the seller. Share the property address, due-diligence deadline, access arrangements and any available well records when requesting service. Tell us whether the house is occupied, whether power is on and whether there are known water problems.
Confirm the requested scope before scheduling. A general home inspection and a private-well assessment serve different purposes. We can also discuss septic inspections, spring inspections and water testing for properties with multiple private systems.
Water Testing Is a Separate Decision
Equipment operation and water quality answer different questions. Laboratory sampling is not automatically included with every well inspection. Tell us if you need bacteria testing, a broader water scan or a lender-requested test so the sampling requirements and fees can be confirmed.
Share the lender’s written requirements when applicable. The selected analysis, sampling conditions and laboratory turnaround affect what can be reported and when. If results identify a treatment concern, explore our water filtration and treatment services.
What Happens After the Inspection?
We explain the observed findings and distinguish maintenance items from concerns that need further assessment. Deliverables and report timing are confirmed when scheduling. Findings may support a repair estimate, but the inspection and repair authorization are separate steps.
For equipment concerns, learn about well pump replacement, pressure tank replacement and low water pressure diagnostics. We assess the cause before recommending replacement.
Preparing the Property
- Arrange permission to enter the property and access the well and pressure equipment.
- Provide available well records, equipment history and previous water-test results.
- Identify crawlspace access, locked buildings and pets that affect entry.
- Share the transaction deadline and requested report recipients.
Let us know about limited access or inactive utilities in advance. These conditions can change the scope or require another visit.

Well Inspection Cost and Scheduling
Request a quote for the property and required services. Confirm the inspection fee, travel charges if applicable, laboratory sampling, additional testing and report delivery before booking. Tell us whether you need a well inspection alone or coordinated septic inspection and water testing. Share written lender requirements and your closing deadline so the requested scope can be discussed.
A well inspection does not replace a laboratory water analysis, guarantee future water supply or automatically satisfy every lender requirement. We explain the observed equipment condition and any recommended next steps within the agreed scope.
Well Inspection Questions
Does an inspection guarantee the well will never fail?
No. It documents observed conditions within the agreed scope at the time of the visit. Conditions can change and concealed components may need additional testing.
Will you pull the pump during every inspection?
No. Pump removal is separate work when needed and authorized; it is not assumed in a routine inspection.
Can you inspect a well that currently has no water?
Tell us about the problem before scheduling. A nonworking system may need diagnostic service before normal operation can be assessed. For urgent loss of water, call about emergency well service.
